Kentucky Derby House

As you can probably guess (or already know from experience), Derby Week in Louisville is, by far, the most expensive time to visit Louisville.  Between 160,000-170,000 people attend this event each year and crowd into every available hotel/motel room. Single room rates at the high-end hotels can run as high as $1,800 to $2,000 per night with a three night minimum!  

Since moving to Louisville 11 years ago, we have rented our homes to private groups and corporations as well as the owners of horses running in the Derby or Oaks...with the exception of the Covid-delayed, no-visitor 2020 running.  

We are not a hotel, so as owners of this private home, we like to know a little about whom we are dealing with if we are going to let them stay in our home.  So, we have some requirements not found in commercial hotels. If renting to corporations, we require a corporate resolution to rent plus an extension endorsement on liability insurance.  If renting to private individuals, we require a copy of the face sheet of their homeowner policy and liability extention (2 homeowners required in groups of 8 or more).  Liability extentions are at no cost to you and available from your insurance carrier.  The house has 5 King bedrooms and comfortably sleeps 10 + we have several AeroBeds for up to 14 total guests)

Guest Restrictions

We have two strict prohibitions for those coming to our homes, whether in Louisville or Destin.

1)  Absolutely NO SMOKING is allowed in the house...that is pretty standard.  Smoke outside, if you must, and properly dispose of ashes/butts outside...do NOT bring into the house! 

2)  While we enjoy some curry sauces, absolutely NO hot-oil curry preparation is allowed inside of our homes.  Heavy-spiced curry sauces use hot oil and spices, and these expel and permeate into furniture, drapes, rugs, etc.  Simply avoid that during your stay...violation will result in loss of security deposit or more for deep cleaning to remove the oils and odors.

Nightly Rental Rates - KY

1 - Our Derby Rental is a minimum of a 3-night stay at $8,500 per night for Thursday-Friday-Saturday weekend of Derby ($30,000 for a 4-night stay).  If renting longer than 4 nights ($30,000) a few days prior to and after those dates, the extended rate is $3,000 per night over the above rate.  

2 - Non-Derby, non-holiday nightly rate is $3,000 per night, 3 night minimums.

3 - Special vacation times, such as Christmas and Thanksgiving Week bookings may have a higher per night rate.

4. Pets must be approved by owner with rental of this home.. pet fees apply.  

Additional Fees & Taxes

County Lodging Tax in KY is 8.5% and applies to all KY rentals in addition to the rent rates. 
Document-Booking Fee is $150 
Prep & Post Departure Laundry & Cleaning Fee apply to all rentals is $800 per stay
Pool heating fee is $250 per booking 
Pet Fee (max 2 dogs, must be approved) $150.  No cats allowed.
$5,000 Security Deposit (held uncashed during stay and either voided or adjusted for any damages)

Payments

Upon acceptance of any rental offer, owner will prepare our standard rental agreement and emailed to all prospective renters for review and approval.  The signature pages of this agreement must be signed and physically mailed back to us within 7 days along with a 25% (50% for Derby-related rental) non-refundable deposit on the total rent portion.  Reservation deposit is 100% non-refundable after it is paid.  Entire balance of 75% rent (50% if Derby), plus applicable taxes and fees, along with a separate (and held) check for the security deposit must be received within 30 days of rental occupancy.  In the event any rental is made within 30 days of occupancy, then all rents, taxes, and fees will be due and payable within 5 days of sending the agreement.
